Türk Gayrimenkul Yatırım Ortaklıklarında Rekabet Yapısı
Abstract
Medeniyetin şehirleşmeyle başladığı düşünüldüğünde temelinde sağlamlık ve estetik kaygılarının var olduğu bir yapılaşmanın şart olduğu muhakkaktır. Türkiye gibi gayrimenkul ihtiyacının fazla olduğu ve birinci dereceden deprem bölgesi olan ülkelerde ise gayrimenkul projelerinin geleceğe dönük, rasyonel ve etik olabilmesi için sektörel denetimi ve kontrolü içeren rekabet ortamında oluşturulması ve bu ortamın geliştirilmesi zaruridir. Bu çalışma portföyü gayrimenkul projelerine ait menkul kıymetlerden oluşan Gayrimenkul Yatırım Ortaklıkları'ndaki (GYO) rekabet düzeyini ölçmeyi amaçlamıştır. 2000-2014 dönemi için Türk Gayrimenkul Yatırım Ortaklığı sektörünün rekabet yapısı yoğunlaşma oranları olan CR-4, CR-5 ve Herfindahl Hirschman Endeksi (HHI) kullanılarak tespit edilmeye çalışılmıştır. Yapılan analiz sonucunda, Türkiye'de faaliyette bulunan GYO piyasasının genel olarak oligopol piyasa yapısında olmasına rağmen son yıllarda monopolcü rekabet yapısına doğru gittiği ve rekabetçi bir yapının oluştuğu tespit edilmiştir Considering that civilization has begun with urbanization, it is certain that housing based upon durability and aesthetic concerns is a must. In such countries as Turkey, in which there is a great need of real estate and which is also a first degree seismic zone, it is necessary to create real estate projects in a competitive environment consisting of sectorial audit and control and to improve this environment in order that these projects will be prudential, ethic and rational. This study aims at measuring competition level at REITs consisting of instruments which belong to real estate projects. We attempt to determine the competitive structure of Turkish real estate investment trusts sector for the period between 2000 and 2014 using Herfindahl Hirschman Index (HHI) and concentration ratios (CR-4 and CR-5). As a result of the analysis, it was observed that although the market of real estate investment trusts in Turkey is generally an oligopoly, it has gone towards a monopolistic competition structure and become more competitive in recent years
